MOLD INSPECTION PROCESS
What MIRAMOLD, LLC will provide:
- Air Samples to determine QUANTITY and TYPE of mold present in a building (invisible):
- QUANTITY of mold spores in the residential or office environment (compared to outdoor mold spore levels)--This will help us evaluate how safe the air is that you or your employees breathe.
- The TYPE of mold in indoor air (species and/or genus level). MIRAMOLD's technologically advanced equipment can collect these samples with the most accurate readings and calibration in the industry! When we identify the type of potentially harmful mold in the home or office environment, we can determine if it is alive or dead (with a viability test). This will tell you if it is active (able to form colonies) or dormant.
- We can verify any results down to the mold's DNA with a PCR test. We typically do not take a sample for a PCR test unless it is client-requested. Some allergy doctors occasionally request this service as well.
- DIRECT testing (visible):
- We will take swab tests, tape-lifts and even acquisition bulk samples of visible mold. Then we will place the sample in an uncontaminated, slightly cooled environment (following standard testing methods) before we have it analyzed.
- MIRAMOLD's testing instruments utilize the newest technology available today! We use a moisture meter to measure the relative conditions of moisture not only on top of, but also up to 1 inch within brick, or behind drywall, wood or a range of other materials. This instrument is especially useful for testing unseen problem areas that we frequently encounter such as drainage problems, water leakage and pipe leakage. Our meter operates on the principle of electrical impedance measurement to give accurate, non-destructive moisture measurements with automatic correction for density and temperature.
- Our Hygro-Thermometer+InfraRed Thermometer (with laser pointer) can monitor relative humidity and temperature in homes and offices with tall ceilings and other hard to reach, non-contact locations such as heating and air conditioning ducts. This instrument provides very accurate measurements, enabling us to help locate the source of your problem.
After the inspection, we will provide you or your company with a full detailed report, including pictures, descriptions and scientific explanations broken down into "laymen's" terms. Additionally, we will set up a mold prevention program!!! Only MIRAMOLD will be this thorough.
All air samples and direct-test samples will be sent directly to one of the nation's leading and largest environmental testing laboratories, with accreditations and proficiencies given by: AIHA EMLAP/ IHLAP/ ELLAP

Multi-point inspection checklist which includes:
- Questions about the properties maintenance and damage history
- Visual inspection of the attic (if safe and uncluttered)
- Visual inspection of cupboards, cabinets, closets and other "behind the scenes" locations
- Visual inspection of air conditioning condensation lines
- Visual inspection around building envelope exterior
- Moisture meter measurements on suspected areas
- Digital photos of any detected mold growth
- Management of sample handling and analysis
- Expression of laboratory results in laymen's terms
- A written, all inclusive final report will be E-mailed or sent to you by 1st class mail
